Situation

BEFORE

Heritage Development contacted MAC Street Industrial, requesting our complimentary roof inspection along with a detailed report of our findings. The existing roof system was a poorly aged PVC system, with extensive hail damage present throughout the roof.

When we completed a core sample, our team discovered several roofs existed underneath the PVC membrane, some of which were completely saturated with water; the structural concrete deck was the only protection the building had from water infiltrating the building in greater quantities.

After discussing options and reviewing our clients insurance coverage, they decided to go forward with filing the claim. While we had to navigate several difficulties while helping our client with the insurance claim process, in the end it was fairly approved per the scope of work necessary.

We tore off the existing roof systems, and installed a premier GAF Everguard® TPO Fleece-back system with ISO insulation; thus drastically improving the energy efficiency and durability of our clients roof. Also, with funds from the claim, we installed the necessary code upgrades required by the city.

In the end, our client received an upgraded roof system100% covered through the insurance claim, saving them from paying the large sum that would have been necessary out of pocket for a full roof replacement.

THE CHALLENGE

Our client’s building had a PVC (Poly-Vinyl Chloride) roof system that had extensive amounts of hail damage, and was aging poorly. They were experiencing some minor leaking throughout the building, however if the system was not replaced soon it would have led to more serious interior damage to the building.

Upon our comprehensive inspection, we discovered that the hail damage present was from a recent hail storm. MAC Street Industrial informed the client that their insurance may owe for the damage present, and after reviewing insurance documents, we recommended filing a claim.

DURING

THE SOLUTION

We helped our client with the insurance claim every step of the way. We met and kept in contact with the adjuster, civil engineer, and the roof consultant. We assembled storm reports and verified the hail damage to support the claim. MAC Street Industrial provided the scope of work that was necessary, and worked closely with the adjuster and roof consultant to ensure a fair and complete result for our client.

After arriving at a claim settlement that covered the damage on the PVC system, including the necessary code upgrades, we were enabled to provide the client with a premier GAF Everguard® Fleece-back TPO roof system, along with upgraded GAF ISO insulation. The upgraded insulation provides improved energy efficiency, and the tapered ISO we installed helps water drain off of the roof system.

MAC Street Industrial completed tearing off the multiple roofs present on the building, which included the PVC system and several built-up roofs. We coordinated and worked closely with the client and their tenants to minimize impact to their business.

The insulation and membrane was fully adhered with a GAF low-rise foam product, which was specially designed to be installed in low-temperature conditions. As the roof system needed to be replaced sooner rather than later, we overcame the obstacles that cold weather presented and installed the roof system successfully with the necessary materials and methods. Because the roof system is a drastic upgrade from what was previously installed, the building’s R-value was improved, along with wind-resistance, energy efficiency, and hail impact durability.

MAC Street Industrial also replaced the old parapet tiles with new custom-fabricated parapet cap metal, along with new & larger downspouts and gutters. This not only improves the longevity of the roof system, but also improved the curb-appeal of the building.

Through our expertise in storm damage restoration and our insurance loss consulting services, we saved our client hundreds of thousands that they would have paid out of pocket otherwise. We enjoyed working with our client, and it’s a pleasure to provide a solution that upgraded their building value & better protects their tenants.
